The first step is to contact me directly by phone or via my website. I will arrange a time that works for all of the individuals who are on title or those who are part of the decision making process. At the Listing presentation appointment, I will walk through and inspect your property. We will sit down and discuss your moving plans and desires. I will also discuss current market conditions that will impact the sale of your home. I will bring recent listings of comparable properties that have sold in your area. I will also talk about how to position your home in the marketplace to other homes currently listed for sale, which are your perceived competition. The market or supply and demand will ultimately determine the sale price but your asking price is a strategic marketing discussion we will also have in our meeting.
It is important to remember that when Buyers come to see your home, they will be comparing yours to other homes on the market in your price range. Preparing your home for showings may include painting, de-cluttering, minor fix-ups, etc. to ensure that your property is presented in its best possible light. As your sales representative, I will make recommendations that are cost effective and provide you with the necessary trades and contacts if required.
There are many details that I will handle on your behalf such as staging, a home inspection, reviewing your survey, any necessary disclosures, property taxes and lawyer details, to name a few.
